The WOSCA property is an 8 acre assemblage situated in Seattle's path of progress, a strategic location near the stadiums and waterfront at the intersection of 1st and Royal Brougham. Greg Smith acquired the land in 1999 with the intent to rezone and develop the site into a 1,200,000 SF office and retail project.
Greg's first move was visioning a new vibrant neighborhood plan for the area encompassing three key neighborhoods, Pioneer Square Historic District, the Chinatown International District and the Stadium District. After many years of community meetings, etc. the effort has led to the Liveable South Downtown Rezone, a sustainable transit oriented neighborhood plan which is now near completion. When completed, it will provide the framework for a new dynamic sustainable neighborhood celebrating the diversity and history of Seattle's famed historic districts and Stadiums, creating a truly one of a kind area where people can live, work and enjoy the diverse retailers while utilizing the heart of the regions public transportation systems centered at Union Station.
In 2007, however, WSDOT purchased a 3.8 acre portion of the land as part of the Alaskan Way Viaduct and Seawall replacement project; WSDOT also leased the remaining land. Then, in November of 2009, WSDOT purchased the remaining 3.98 acres.
